Anyone bought a house recently in the valley?

Anyone bought a house lately in the salt lake or Davis county areas? Any advice? I’m having a really hard time getting approved on 101,000 a year. Wondering if it’s even worth it because you can hardly find anything under 400 k

Edit : has anyone ever had a parent cosign with them? Thoughts?
