Villa in Bangalore

I’m considering purchasing a villa in Bangalore through a Joint Development Agreement (JDA) directly with a builder, and I’d love to hear your thoughts or experiences with this model.

Here’s the deal:

The villa is on a 30x40 site with a super built-up area of 2009 sq ft.

The total cost to me would be approximately ₹1 crore, which primarily covers the land cost.

The builder will construct the villa as part of the agreement.

This seems like a great deal to me because a similar villa in the area would typically cost around ₹2.5 crore if purchased outright. The JDA model allows me to pay significantly less upfront while still getting a fully constructed villa.

However, I’m aware that JDAs can come with risks and complexities. Has anyone here gone through the JDA process? If so:

What were the challenges or negatives you faced?

Are there any red flags I should watch out for?

How did you ensure the builder delivered on their promises?

I’d really appreciate any advice or insights you can share, especially if you’ve dealt with JDAs in Bangalore.

PS: I’ve heard mixed reviews about JDAs, so I wouldn’t recommend this model unless you thoroughly trust the builder and have done your due diligence.
